$2 million is about the current average price for a house in the Hamptons, so let's take a look at five houses in five towns at that price point. Oddly, listings asking exactly that much are few and far between--some of these are the same houses we featured back in May. Maybe it's time to drop the price on the Sagaponack, Montauk, and Amagansett properties?

Minuses: House is a teardown, so in addition to paying $2M, you have to build a house.

Minuses: Interiors desperately need freshening up.

East Hampton

Minuses: Looks like the interiors haven’t been updated since the Nixon Adminstration.

Sagaponack

Minuses: House isn’t huge (2800sf) and kitchens and bathrooms could use updating. But this seems like a good deal.

Shinnecock Hills

Pluses: Spacious (3400sf), new (built 2007), bayview, and nicely appointed interiors.

Minuses: It’s a McMansion and it’s in Shinnecock. If you can get past that, this house is good value.
