The oceanfront home needs some work, but it has potential

The best thing about west-of-the-canal real estate is that it’s typically much less expensive than its eastern neighbors. Take, for instance, this oceanfront beach house in Westhampton asking $3,699,000.

Granted, the 2,634-square-foot house needs some work. It was built in 2000 and it doesn’t look like it’s had any major renovations since then. But it has some great qualities such as high cathedral ceilings in the living room, an open floorplan, and multiple decks accessed by sliding glass doors. A pool and bar can be found outside.

The six-bedroom, five-bath house on 0.32 acres of land is designed with an upside-down floorplan to maximize views of both the ocean and the bay.

In 2000, the property sold for $863,000 and has had the same owners since. Aimee Fitzpatrick Martin and Martha Lewis from Saunders Real Estate represent the current listing.

Nearby, the house at 839 Dune Road was built the same year and has similar acreage and square footage, but it’s listed for a lower $2,775,000. Meanwhile, the newer house at the 723 address has more than 1,000 additional square feet of living space and it’s move-in ready. On the market for $3,885,000, that shingled oceanfront home has a similar asking price to this property—but it’s on a smaller plot of land.

So we’re thinking that this house is going to need to come down in price just a bit to entice a buyer considering the comps in the neighborhood. But what do our readers think? Tell us in the comments.
