Newly built beach house on Westhampton’s Dune Road sells above ask

It was asking $6,599,000 and sold earlier this week for $6.7 million

The newly-built oceanfront house at 611 Dune Road in Westhampton listed for sale in October and found a buyer after just one month on the market. Originally asking $6,599,000, the beach house has just closed for above ask at $6.7 million.

Douglas Elliman agent Enzo Morabito represented the listing and Corcoran Group agent Ashley Farrell brought the buyers.

Farrell told Curbed:

These buyers had a specific checklist of wants for any house they were going to purchase. ... As soon as I saw [this house] I emailed the buyers telling them their future home had just hit the market. They were in Europe at the time and asked me to look at the house for them. I went the next day, took pictures, and reaffirmed this house was perfect for them. While viewing the home for them I was told there was already an accepted offer.

Enzo Morabito told Curbed in an interview that he believes the house sold quickly because it was priced right from the start.

The 5,069-square-foot home has six bedrooms, six full bathrooms, and two half-baths. Features include a wide open floorplan, hardwood floors, ocean views throughout, and a private balcony off the master suite. Outside, there’s a gunite pool, a large deck for entertaining, and an attached two-car garage. Sited on an acre of land, the new owners have 100 feet of direct ocean frontage.
