Size: 1,003 square feet, 0.4 acres.

Every week on Curbed Hamptons, we ask our readers to try and guess the asking price of a house that’s recently gone up for sale or rent. This week, the property in question is a compact 1,000-square-foot beach house near Three Mile Harbor in East Hampton’s Springs neighborhood.

Built in 1963, there are just three bedrooms and one bathroom inside the compact residence—but the open floorplan makes the house feel more spacious even though there’s a limited amount of square footage. Features include high cathedral ceilings, a wood-burning fireplace, and a wall of windows with distant water views of a creek that leads into the harbor. Outside, the 0.4-acre property has a dining deck and room to add a pool.

The house looks like it’s in good condition, but there’s a bit of work that needs to be done. For instance, we’d love to see new cabinets in the kitchen and we’re thinking that new owners will probably want to add at least a powder room so there’s more than just one toilet.

Residents will have community access to a private beach and bulkheaded dock.

PropertyShark records indicate that back in 2004 the house sold for $125,000. The market is very different now than it was 15 years ago, but the area is still relatively inexpensive. So we’re going to start the poll at $500,000.
