Here’s what $1M buys in the Hamptons right now

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

Today’s price: $1 million across the East End.

215 Bull Path, East Hampton: $995,000

This midcentury upside-down house in East Hampton stands just 1,200 square feet in size—but those floor-to-ceiling windows in the living room and the open floorplan make the home seem much larger. Inside, there are three bedrooms, two bathrooms, and a wraparound deck. Outside, there’s a pool. If the 1,200 square feet is just too small, the 1.03-acre property is large enough that new owners could expand.

In Southampton’s North Sea neighborhood, this home is also on the small side with just 1,000 square feet of living space, two bedrooms, and two bathrooms. The downstairs offers an open floorplan to maximize the square footage, hardwood floors throughout, and floor-to-ceiling windows that allow for pond views across the street.

148 Shore Drive East, Amagansett: $979,000

This waterfront home is a tiny 700-square-foot Amagansett cottage right on Napeague Harbor. Inside the renovated home, there are two bedrooms and one bathroom, wood-beamed ceilings, a brick fireplace in the living room, and doors that lead out to a waterview dining deck.

1 Nautilus Court, Hampton Bays: $899,000

Also waterfront, this Hampton Bays home is the largest house that we’re featuring with a decent 2,100 square feet of living space. The four-bedroom, three-bath home is sited on 0.35 acres of land and offers water views, access to a private bay beach, an open floorplan, an ensuite master, and a finished lower level.

7 Bay Avenue, Sag Harbor: $799,000

Even though this is the least expensive house for this week’s Curbed Comparisons, it should be noted that it’s just 1,000 square feet in size and it’s not on the water. Located in the Pine Neck neighborhood of Noyack, the totally renovated home hosts two bedrooms and two bathrooms, has hardwood floors throughout, and features stainless steel appliances in the kitchen.
