It’s just south of the highway

Located just south of the highway in Water Mill, this sleek modern home at 42 Hayground Road has come on the market for $2,295,000.

Built in 2012, the relatively new construction has a focus on modern and energy efficient technology throughout. The listing claims the home has the following:

Energy-efficient green technology SIP construction (structural insulated panel), geothermal heating/air-conditioning and LED lighting give this home a certified 5-Star energy rating and 45 HERS index. Remarkably low utility bills and a low carbon footprint.

In 4,000 square feet, there are three bedrooms, but according to the listing, there could be up to five rooms used as bedrooms inside. There’s also two and a half bathrooms, an open floorplan, a gas fireplace, skylights throughout, quarter-sawn oak floors throughout, and a chef’s kitchen with stainless steel appliances.

The master suite takes up the entirety of the second floor and includes a walk-in closet, laundry, and a marble ensuite bathroom.

Outside, there’s mahogany decking, a glass fence, an lap pool, and an attached one-car garage.

In 2012, the 1-acre property sold for $1,662,500. Hayground Road is only just south of Montauk Highway, but it’s about a mile and a half from the Hampton Jitney stop on Main Street. The property is about 3 miles north of the ocean at Mecox Beach, but very close to Hayground Cove.

Jeanine Edington from Douglas Elliman represents the listing.
