A compact 1,000-square-foot Sag Harbor village home at 71 Franklin Avenue has just come on the market for $1,125,000 under Saunders Real Estate agent, Romaine Gordon.

It seems like the 1970 home has had a bit of work done since it was built nearly 40 years ago—in particular, the tiny kitchen has been renovated with contemporary mint green cabinets, a farmhouse sink, and open shelving, while the hardwood floors and white walls in the living room look like they’re in good shape.

We did notice, however, that throughout the listing photos, there are lots of window air conditioners, so we’re thinking that installing central air could enhance the home.

Inside, there are just two bedrooms and one bathroom—but there is room for expansion and the addition of a pool on the 0.15-acre property. However, that pool would be tiny. Outside, there’s already a shed for storage.

The Sag Harbor village property is just a half-mile from shops and restaurants, and a quick walk to Haven’s Beach.
