Let’s see what $1M will get you in one of the Hamptons’s most affordable neighborhoods

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

Today’s price: $1 million in Hampton Bays.


21 Hillover Road: $975K

The most expensive home on our list comes in just below the $1 million budget we’ve set with 1,250 square feet of living space on 0.7 acres of land. The listing claims that the home is “on a large lot with plenty of room for expansion,” so we’re thinking that the home might feel a bit cramped inside if they’re suggesting adding on to it.

Features of the three-bedroom, two-bath house include a large deck, a hot tub, and an outdoor shower.


10 Pepi Court: $839K

Built in 1995, this 2,000-square-foot contemporary has four bedrooms and three and a half bathrooms on nearly an acre of land. Interior features include cathedral ceilings with skylights, sliding doors, a stone gas fireplace, and a gourmet eat-in kitchen with stainless steel appliances and granite countertops.

Outside, there’s a mahogany deck, a heated saltwater pool, an outdoor shower, and an outdoor gourmet kitchen.

This dramatic A-frame Hampton Bays home stands 1,700 square feet in size on the smallest lot of the homes that we’re featuring: 0.34 acres. The waterview property has deeded beach rights to Shinnecock Bay, three bedrooms, two baths, and an open living room with a fireplace and high ceilings. There’s also an eat-in kitchen and exterior decking at the rear of the property.


14 Oceanview Road: $799K

This cozy cottage has 1,700 square feet of space, four bedrooms, and two bedrooms on 0.6 acres of land. The Shinnecock Bay-view home has multiple living spaces, a large sunroom that overlooks the property, a second-story deck, and a heated saltwater gunite pool outside. Owners will also enjoy deeded beach rights.
