At the end of last year, the compound at 544 Hedges Lane in Sagaponack came on the market for $15,995,000. After a few months up for sale, the property has come down in price and is now listed for $14.95 million under Sotheby’s International Realty agents, Beate Moore and Frank Newbold.

This isn’t the first time that the property has listed—nor the first time that it’s gotten a change in asking price. In 2015, the Hedges Lane address was listed for $22.5 million, and then later in 2016 it was asking $17.95 million.

The most notable structure on the 4.2-acre compound is the loft-like barn from 1880 with antique hewn beams and a brick floor. The 4,000-square-foot structure has been updated and expanded, now with a library, kitchen, and a vaulted master suite with a fireplace and private sun deck. In total, there are three bedrooms and four and a half bathrooms inside the 19th century barn.

The property also has what the listing describes as a separate “pool house barn,” which hosts a gym and wall of windows overlooking the grounds. A renovated guest house boasts a kitchen and six ensuite bedrooms.

Outside, the hedged grounds have a heated pool, spa, sunken tennis court, wisteria-covered dining arbor, two-car garage with studio, a separate office or writer’s shed, and a lily pond with a cute arched bridge.

It isn’t uncommon to see high-end properties sit on the market for a while in the Hamptons, but we’re curious to see what happens with this property. It has a lot to offer between its size, variety, history, and location. What do our readers think the magic number is for the listing price of this compound? What do you think it will sell for?
