Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

Today’s price: Under $1 million to purchase a home in Noyack—the bay-hugging neighborhood between North Sea and Sag Harbor.

7 Peconic Hills Drive: $949.9K

Sited on over an acre of land, this 2,200-square-foot home has four bedrooms and two and a half bathrooms. Interiors include a brand new kitchen, fireplace, and electric, while the exterior has a new roof and pool. Stainless steel appliances are found in the kitchen, while skylights bring natural light indoors.

According to the listing, interested buyers could also purchase this home furnished, but we wish the staging photos had those furnishings in them.

Though the home itself isn’t waterfront, it is located in a waterfront cul-de-sac on a third of an acre. The 1,024-square-foot home was built in 1955, and could probably use some work, but considering it’s right near the water at Payne’s Creek—which leads into Sag Harbor waters like the Big Narrows and Sag Harbor Cove—we’re willing to be a bit forgiving of the interior renovations needed.

Inside, there are two bedrooms and one and a half bathrooms.

Inside 1,564 square feet, there are three bedrooms and two bathrooms in this home, sited on a half-acre of land. The home features a private second-floor master suite, a terrace outside, and even a pond.
