Earlier this week, we had readers guess what the home at 370 Great Plains Road in the estate section of Southampton was listed for. Here’s the thing: It last sold just two years ago for $13.7 million, and we always start the guessing right around what it last sold for. But this nearly 2-acre property, just two years later, is on the market for $9.95 million. This means that the current owner is going to be losing close to $4 million—at least.
About half of the voters thought that it was listed between $14 million and $16 million, but a close 35 percent correctly guessed that it was under $14 million. One commenter was surprised that we started the pricing so high for the poll, writing in “I was going to guess 6-8M. Teardown for sure and who wants to live on that swamp?”
The home is technically waterfront at the top of a creek that leads into Shinnecock Bay, but as another commenter pointed out, “the ‘creek’ becomes marsh so you can’t take a boat through.” So we aren’t so sure that the creek frontage adds value to this property as much as a typical waterfront property in the Hamptons would.
Built in 1980, the home stands 4,600 square feet in size with five bedrooms and four and a half bathrooms. The listing claims that it’s been recently updated, and includes a bar, eat-in kitchen with stainless steel appliances, a wood-burning fireplace, and a walk-out finished lower level with a game room and gym. French doors in the lower level lead out to the back yard, water views, a large wood deck, heated gunite pool, and mature trees.
