Finding affordable waterfront land in the Hamptons isn’t easy—but thankfully, Hampton Bays is a less expensive market compared to its east-of-the-canal neighbors, and has some waterfront parcels available. A one-acre property with an existing cottage at 23 Canoe Place Road has just come on the market under Douglas Elliman agents Joseph Savio and John Gurwicz for $899,000.

The house—which stands 1,728 square feet with three bedrooms and two bathrooms—clearly isn’t in good shape. There are no interior photos available, and from the exterior photos, you can see that just the roof alone needs to be replaced. In all honesty, the home will probably be torn down, which is what the listing suggests.

Sited near popular restaurants and businesses, the property could also be rezoned and turned into a business parcel, or it could remain a single-family home property.

The property has direct water frontage on Bennett Cove, which leads right into Shinnecock Bay.
