What $400K rents you in Montauk for the summer

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

Today, we’re seeing what a $400,000 rental budget will get you in Montauk for the summer season, from Memorial Day to Labor Day. Montauk is known for its surf culture, laid-back lifestyle, and incredible landmark lighthouse.


61 Startop Drive: $425K

This Bates + Masi modern home is set on four acres upon one of the highest elevations in Montauk. With its elevation, the home has views over Lake Montauk and Gardiners Bay. In 9,000 square feet, there are seven bedrooms and eight and a half bathrooms, hardwood floors throughout, a gym, an eat-in kitchen with a breakfast nook, and a full basement.

Outdoors, one will find an infinity-edge heated pool, pool house, and decking. It’ll cost $425,000 for the entire season from Memorial Day to Labor Day, and $250,000 if tenants only choose to rent from August to Labor Day.

You may remember this house from last year, when it was being rented out by Tinder for the summer—at which time, Tinder was paying $135,000 per month to rent the modern compound. This year, to rent for the whole season will cost you $400,000. If you want it for smaller rental periods, the month of June will cost $80,000, just July is $150,000, and July to Labor Day will cost $185,000.

Built in 2006, the home has 5,000 square feet of living space, four bedrooms, four and a half bathrooms, a rooftop deck overlooking the ocean, a wine cellar, a gym, and a home theater. The whole compound is sited on four acres of oceanfront land.


74 Surfside Avenue: $305K

Once owned by American award-winning actress Tuesday Weld, this contemporary home is sited on Montauk cliffs with views out to the ocean. The 4,000-square-foot home has four bedrooms, four and a half bathrooms, an open floor plan, and a second-level master suite with a private deck and ocean views.

Outside, there’s a pool, patio, and guest house.


10 Captain Balfour Way: $275K

The least expensive summer rental that we’re featuring on this week’s Curbed Comparisons is a 3,600-square-foot contemporary home with six bedrooms and four bathrooms on two acres of bayfront land. The brand new home has hardwood floors throughout, modern details, a rooftop deck with views out to Fort Pond Bay, a heated pool, and a pool house.
