The 2,476-square-foot cottage at 106 Briar Patch Road in East Hampton went on the market last spring for $12 million. After four months available for sale, the nearly two-acre property took over $2 million from the asking price, putting it at $9.95 million.
The price has sat at $9.95 million since August, until earlier this month, the home came down another $550,000. This second price cut brings the listing to $9.4 million.
Built in 1970, the modern cottage has views of Georgica Pond through walls of windows, an open floor plan, cathedral ceilings in the living room, and a total of four bedrooms and three bathrooms. The master suite sits separate from the guest wing, where the other three bedrooms are located.
There’s no pool or tennis court, but there’s room on the property for expansion. Outside, the property has 300 feet of direct water frontage on Georgica Pond.
