What $700K rents you in Southampton’s estate section for the summer

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

In the past, we’ve shown you what you can buy for a certain price in Southampton’s estate section—but now, we’re going to show you a rental comparison.

With rental season in full swing, we’re going to be looking at a lot of rental price comparisons over the next few months. Today, we’re exploring what a $700,000 budget will get you from Memorial Day to Labor Day in south-of-the-highway Southampton.


56 Barnhart Street: $675K

In 9,000 square feet, there are eight bedrooms and 10 bathrooms in this Southampton estate, sited on more than two acres of land. Located off Captains Neck Lane, this home sits south of the highway and features seven fireplaces (including one in the master bathroom), walnut floors throughout, and a finished lower level with a recreation room and laundry. Outside, one will find a sunken tennis court, a heated gunite infinity pool, a large stone terrace, and a two-car garage.

If you only want to rent the space out for part of the season, it’ll cost you $325,000 for just July, $350,000 for just August to Labor Day, and $625,000 from July to Labor Day.


269 Great Plains Road: $675K

Though this home is asking the same $675,000 for the summer season, it has substantially more square footage and it’s a bit closer to the ocean. The largest house we’re featuring, this estate stands 16,000 square feet in size with eight bedrooms and 11.5 bathrooms. Outside, there’s a sunken tennis court and a pool—and the property is just a mile from the ocean at Cooper’s Beach.

For the whole season, the rental is available for $675,000, but if you just need it for July, it’ll cost $300,000. A July to Labor Day rental period is asking $600,000.


420 Ox Pasture Road: $650K

Our least expensive home is $650,000 for a seasonal rental, and it’s also the smallest at 6,700 square feet. Inside the estate, there are seven bedrooms and six and a half bathrooms among two stories, sited on over three acres of land. The home—built in 1897—has been restored with interiors done by Steven Gambrel. Inside, there’s an 800-square-foot drawing room and master suite with a private terrace, while outside the gated property features a formal garden, pool, and modern pool house.

For just a July rental, this home will cost $250,000, and $500,000 for July to Labor Day. If someone wants to just do the month of August to Labor Day, the home is available for $350,000.
