New North Haven waterfront contemporary gets its first price cut

We featured the home as a PriceSpotter when it first landed on the market

For those of you who frequently read Curbed, you may remember us covering the four-bedroom, five and a half-bath North Haven home at 15 Mashomuck Drive as a PriceSpotter when it first landed on the market.

When we asked readers to guess the asking price of the newly-built contemporary home just north of Sag Harbor, most of those who took our poll guessed that it was listed somewhere between $7 million and $9 million. At the time, it was actually on the market under Corcoran Group Real Estate agent, Mala Sander, for $10.75 million—which about a quarter of our readers guessed that it was asking.

One commenter wrote that she liked the exterior, but wasn’t crazy about some of the interior design choices. Another commenter mentioned that a problem could arise with the staircase blocking water views in the main living space, but other than that, he thought the house was “stunning.” He then continued:

There is very little truly open waterfront available and especially one with a modern, all-glass house. Some buyers might want more than four bedrooms. Some buyers may not want North Haven but for open waterfront like this your choices are limited.

Two months after listing in mid-December, the home has received its first price cut. Taking $1 million off the price tag, this 4,500-square-foot waterfront home is now listed for $9.75 million.

Walls of glass can be found throughout the home—even in the bathrooms—to allow for panoramic views over the Peconic and the surrounding landscape. Designed by Robert Tortora and with interiors by Roger de Cabrol (an AD100 designer), this contemporary home features a double-height living space with windows that allow natural light to pour over the open floor plan.

Outdoors, the future homeowner will enjoy a heated waterside pool, an outdoor shower, decking that is well-suited for entertaining, and room for a dock on the bay, where the resident will be afforded beach rights.
