Oceanfront homes in the Hamptons aren’t exactly rare—but the downside is that on the East End, location is absolutely everything, and oceanfront homes with private beaches and endless water views often come with a hefty price tag. Sometimes an empty oceanfront property—or a property with a teardown—will be asking upwards of $10 million just for being on the water.
The recently-listed oceanfront modern at 1580 Meadow Lane in Southampton is asking $26,999,000 under Erica Grossman of Douglas Elliman Real Estate. But the property has a decent four and a half acres of land on one of the most exclusive ocean roads in the Hamptons and is priced similarly to other homes in the area that are on smaller lots.
Built in 1999, the home itself stands 5,353 square feet in size, hosting six bedrooms and five and a half bathrooms.
Sited among the Meadow Lane dunes, this beach house—or, beach mansion—includes views of both the Atlantic Ocean and Shinnecock Bay, two levels of terraces that look out to the water, first- and second-level entertaining spaces, a walkway down to a private beach, and 220 feet of direct ocean frontage. There’s also a heated pool and spa outdoors.
Inside, one will find a double-height entry foyer, a chef’s kitchen with a breakfast nook, a fireplace in the master suite, and water views from the master bathroom’s soaking tub. Floor-to-ceiling windows and an open floor plan maximize natural light and the views of the surrounding landscape.
The estate has also been available to rent in the past.
To compare to nearby homes, at 1860 Meadow Lane, a 6,000-square-foot home on 3.7 acres of oceanfront land is asking an even $27 million, but was originally listed for $30 million in 2012. That home was also built in the late ’90s, and while it’s a bit larger, the lot is nearly an acre smaller.
