How would you fix up this tiny East Hampton cottage?

A tiny 665-square-foot cottage in northern East Hampton with a notable yellow exterior has come on the market with a $650,000 asking price.

The house itself has just two bedrooms and one bathroom, but there’s plenty of room for expansion on 1.5 acres of land. Built in 1940, there’s also a loft, a full basement, and hardwood floors. Unfortunately, the listing doesn’t have photos of the bathroom or the bedrooms, so we’re thinking they probably need more work.

Located at 11 Karlsruhe Cross Highway, the property is about 2.5 miles north of East Hampton village shops and restaurants, and about 3 miles from Amagansett’s Main Street.

Douglas Elliman agents Ryan Struble and Rima Mardoyan Smyth represent the listing.

Zillow estimates that the property is worth somewhere between $951,000 and $1.47 million—but what do our readers think? Do you think $650,000 for 1.5 acres of land is a good deal in northern East Hampton? How would you renovate the existing cottage? Tell us in the comments.
