This house in the Noyack neighborhood of Sag Harbor has a lot of great qualities: water views, bulkheaded water frontage, hardwood floors, and high ceilings in the living room. The house needs to be updated, but we think it would make a great fixer-upper.

Originally built in 1974, the house spans 2,726 square feet in size with three bedrooms and three bathrooms. Arranged with an upside-down floorplan so the living and dining rooms are on the second floor and the bedrooms are on the ground level, water views are maximized throughout the home and can be found in every bedroom.

We’re thinking after an exterior refresh, new kitchen and bathrooms, and replacing some of the wood paneling with a neutral white wall, the house could be a waterfront stunner.

Sited on a half-acre of land at 79 Cedar Point Lane, the property is a short kayak or paddle from Clam Island and about a 5-mile drive from Sag Harbor village shops and restaurants.

Douglas Elliman agent Ray Lord represents the listing, which is on the market for $3.2 million.
