In July, the bayview Montauk compound at 7 & 15 Upper Firestone Road came on the market for $1,995,000 with each property hosting a tiny cottage. Both houses were offered together and separately.

A price cut in August brought the compound down to $1.9 million, and by November a contract was signed. Earlier this week, the property sold and closed for $1.6 million, or $800,000 for each house.

Each house was built back in 1930 and they both need a bit of work done inside to bring them up to date. The cottage at 7 Upper Firestone Road spans 700 square feet in size with one bedroom and one bathroom, an open floorplan, and an outdoor shower. The slightly larger 750-square-foot house at the 15 address has two bedrooms and one bathroom, an open floorplan, an unfinished basement, and solar panels. Views over Fort Pond Bay can be seen in both houses and throughout the property.

The compound spans 0.48 acres in size, each property comprising half of the total acreage.

Corcoran Group agent Rich Dec represented the listing.
