Located at 32 Pheasant Lane in south-of-the-highway Southampton, a brand new mansion has listed for sale with an asking price of $22.95 million.

The nearly $23 million price tag will afford buyers an 11,000-square-foot house with seven bedrooms, nine bathrooms, and two half-bathrooms, 2.1 acres of gated land, a pool and pool house, and a sunken deco turf tennis court.

Inside the estate, there are hardwood floors, high ceilings, an open floorplan, a chef’s kitchen, and multiple fireplaces throughout. Meanwhile, the finished lower level offers a sauna, a gym, a wine room, and a home theater. An elevator services all three levels. Modern conveniences like a Sonos sound system, smart home technology, and a heated three-car garage are also included.

Right now there are two homes for sale on Pheasant Lane in Southampton, including this recently listed estate. Across the street at the 51 address, a 12,000-square-foot new-build on 1.93 acres (which doesn’t look like it’s been completed yet) is asking $19.95 million.

The property is located about a mile from Fowler Beach, and about a mile and a half from village shops and restaurants.

Douglas Elliman agents Laura and Carl Nigro represent the listing.

According to the Zillow price history, the property sold at the beginning of 2014 for $6.6 million. Zillow also estimates that the home is worth about $13 million—but we’d love to hear from our readers and hear what they think about both the home and the price. Leave your thoughts in the comments.
