Montauk property near Ditch Plains drops more than $1.5M from asking price

It’s conveniently located right next to the beach

A 1.1-acre property right next to Ditch Plains Beach in Montauk came on the market for $5.5 million in May earlier this year. After six months available for sale, it has received its first change in price and is now asking $3.99 million.

Right now, there are two separate shingled cottages on site, but they’re likely going to be torn down or heavily renovated. Between the two of them, there’s 2,000 square feet of living space, two bedrooms, and two bathrooms. The listing also suggests building a new house, which will have ocean views.

The circular property is considered oceanfront, but it actually doesn’t have direct ocean frontage. Rather, it’s located right near the parking lot, which may make it a hard sell.
