An ultra sleek modern home on Noyac Bay has just come on the market for $11.95 million. According to PropertyShark records, the 0.64-acre property sold in 2016 for $3 million.

The nearly $12 million new-build offers 8,564 square feet, seven bedrooms, seven and a half bathrooms, floor-to-ceiling windows, and three levels of living space, all with smart home technology. There’s also an open floorplan, a chef’s kitchen, a large master suite with a private waterview terrace, and a finished lower level with a gym and rec room.

Outside, there are decks, an outdoor kitchen, a saltwater infinity edge pool, a two-car garage, and a boat dock on Noyac Bay.

Halstead agent Astrid Demirdjian-Pillay represents the listing. Located at 31 Clearview Drive, the property is just a half-mile from the Elizabeth A. Morton National Wildlife Refuge, and 5.5 miles from Sag Harbor village shops and restaurants.

Since the property last sold for $3 million, simple math would mean that the house itself is worth nearly $9 million—but what do our readers think? Do you think that it’s asking too much or do you think that the price is right? Tell us in the comments.
