Tiny homes are hard to come by in the Hamptons, where it’s not unheard of for people to have a summer house that spans over 10,000 square feet in size. But this compact home in North Sea that just came on the market is certainly within our definition of tiny with less than 600 square feet of living space.

Inside the 588-square-foot cottage, there are just two bedrooms and one bathroom, plus a living room and a kitchen. This no-frills house includes an open floorplan, vaulted ceilings, and a bay window—making it a good starter home or a low maintenance East End retreat.

There is space on the 0.22-acre property to expand in case 588 square feet is just too small. Or, the new owner could add a pool outside. Right now, the exterior offers a sundeck that’s big enough for lounging, dining, and entertaining.

Located at 21 Apple Road, the home is just 2.5 miles south of the Conscience Point National Wildlife Refuge, and the same distance from Southampton village shops and restaurants on Main Street.

According to the Zillow price history, the property was last purchased in May of 1999 for $178,900. It is currently on the market for $539,000.
