A tiny, 700-square-foot beach cottage with renovation potential has just come on the market in Montauk’s Culloden Point for $849,000.

Originally built in 1964, the two-bedroom, one-bath house is a bit dated. But elements like the high wood ceilings and open floorplan make us think that this tiny beach house could make a great fixer-upper. We’d also love to see the tile floors in the living room swapped out for some hardwood.

Other features include a brick fireplace in the living room and sliding glass doors that lead outside to a pergola-covered deck. The compact 0.17-acre property doesn’t have a pool, but homeowners will be afforded private rights to nearby bay beaches.
