Fix up a tiny 985-square-foot beach cottage in Noyac for $699K

How would you renovate this tiny beach cottage?

Sited right near Sag Harbor’s Long Beach, this tiny beach cottage in Noyac has just come on the market for $699,000. It needs some work, but if you’re seeking a low-maintenance East End home, this could be just the space you’ve been looking for.

In just 985 square feet, the home—originally built in 1955—has one bedroom and one bathroom. Features include an eat-in kitchen, a fireplace, a partial basement, and an entertaining deck outside.

If the new owners are looking to renovate, we’re thinking that wall between the kitchen and living room could be torn down to create a true open floorplan, the kitchen could be updated with new countertops and tile floors, and the carpet in the living room could be ripped out and replaced with hardwood. Mostly, the house looks like it’s in pretty good shape and just needs to be brought up-to-date.

Possibly the best part of the property is the fact that it’s just a short walk away from the bay at Long Beach. According to Google Maps, it would take just three minutes to walk from 63 Wickatuck Drive to Long Beach. The home is about 3 miles from Sag Harbor village shops and restaurants, which is a short drive away.

However, the downside is that the property spans just 0.12 acres, so there isn’t a whole lot of space for a large pool or expansion. Kathleen Zappola from Compass Real Estate represents the listing.
