What $1M buys you in Napeague right now

They’re all on the smaller side

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

40 Bay View Avenue: $1.15M

The most expensive house that we’re featuring goes a little over budget, but it’s also the largest one, standing 2,548 square feet with four bedrooms and four bathrooms. The 0.33-acre property sits adjacent to a reserve and allows residents access to a private bay beach.

Features include hardwood floors, a stone fireplace in the living room, an eat-in kitchen, and a second-level master suite with a bathroom and a fireplace.

1911 Montauk Highway: $925K

This house is a bit smaller with 1,265 square feet, three bedrooms, and two bathrooms. We love the hardwood floors, open floorplan, and floor-to-ceiling windows in the double-height living room. But arguably the best thing about this house is the second-floor water views of Napeague Bay from the master suite.

97 Mulford Lane: $850K

This is the only new-build that we’re featuring, and it’s actually got a decent amount of space. Inside, there are three bedrooms and two bathrooms, cathedral ceilings in the living room, a fully finished basement, and stainless steel appliances in the eat-in kitchen.

143 Mulford Lane: $850K

The tiny 630-square-foot bungalow at 143 Mulford Lane is the smallest one featured. It’s also grouped more into the fixer-upper category—but it’s sited just right across the street from a bay beach, with views directly from the enclosed front porch. Inside, there’s just two bedrooms and one bathroom. Outside, the 0.33-acre plot offers two legal sheds that, according to the listing, “can be used for storage and/or a garage.”

603 Lazy Point Road: $849K

There are actually two tiny homes on this 0.19-acre property, each from the 1940s and more recently renovated. In 2000, they got new roofs, electric, and heating. One cottage stands 1,000 square feet with two bedrooms and one bathroom, while the other is a 650-square-foot studio with an eat-in kitchen and a bathroom.
