What $3M buys you in Noyack

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons. Today, we’re looking at what a $3 million budget will get you in Noyack, the bay-hugging neighborhood just west of Sag Harbor village.


50 Dumar Drive: $2,995,000

This pre-construction hasn’t been finished yet, but it will be 4,124 square feet in size on 0.56 acres, with six bedrooms and six and a half bathrooms. Interior features will include a grand foyer, 18-foot floor-to-ceiling windows, an ensuite master bedroom, and three ensuite bedrooms upstairs. The property is close to bay beaches.

The property last sold in 2014 for $400,000.


30 Tredwell Lane: $2,295,000

Standing 3,149 square feet, this home has four bedrooms and four bathrooms on one acre of land. It’s located in a private waterfront community (though the home itself isn’t directly on the water), which will afford residents access to the community beach club and beach house on Noyac Bay.

Built in 1996, the home has a gourmet kitchen with center island, master suite, and a large bonus room. There are both front and rear covered decks outside, as well as a heated pool and two-car garage.


33 Hampton Road: $2,295,000

With 2,000 square feet of living space on 0.14 acres, this is both the smallest home and smallest lot featured—but it’s also the only home that’s waterfront. The property has bulkheading and affords beach rights to the residents.

Built in 2014, this home features three bedrooms, three bathrooms, radiant heat, Brazilian cherry wood floors, an open floor plan, and a master bedroom that looks out to the bay. There are balconies off all three of the second-floor bedrooms.
