We love a good fixer-upper—but we also love seeing a home that’s in great condition but just needs a few updates to bring the home, well, up to date. And when that home is waterfront, it just can’t be beat.

Located on Noyac Bay right across from Clam Island, the home at 62 Noyac Harbor Road just came on the market under Brown Harris Stevens agent Jennifer Wisner for $3.5 million. It was also available to rent earlier this year. The 2,500-square-foot home sits on just under a half-acre of land with four bedrooms and two full bathrooms.

Inside, there are large windows allowing for full bay views, a double-height living room, and a stone fireplace. Outside, there’s a detached two-car garage, heated gunite pool, and private boat dock off the property—which is perfect for those who enjoy water sports like kayaking or stand-up paddleboarding.

As far as the interiors are concerned, the open floor plan and hardwood floors are good features to start with. The kitchen needs to be updated and some of the bathrooms look like they could use a facelift, but for the most part the home has a solid design to work with.
