What $1M gets you in Napeague

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

Today, we’re showing readers three homes just around $1 million in Napeague—the area of land between Amagansett and Montauk, known for its Clam Bar and Napeague State Park.

148 Shore Drive East: $1,170,000

The only home that we’re featuring that actually goes over budget is also the smallest home at a tiny 700 square feet. The recently renovated home has two bedrooms and one bathroom, a candle-burning fireplace, new kitchen, stackable washer and dryer, and waterside deck that overlooks Napeague Harbor.

Built in 1958, the home went on the market most recently in April of 2014 for $1,195,000 and cut the asking price in June of this year.

27 Mulford Lane: $799,000

This home has 1,600 square feet, four bedrooms, and two bathrooms on 0.15 acres of land. Built in 1975, the home is just a quarter mile from the bay, and less than a mile from Napeague State Park.

The home came on the market back in August of 2016 for $825,000, but cut its price in October down to its current asking price.

19 Merrills Road: $765,000

The least expensive home that we’re featuring is also the largest, with 2,400 square feet, three bedrooms, and two bathrooms, on 0.2 acres of land. Features include a wood-burning stove, an updated kitchen, finished lower level, and a front porch with screened-in gazebo. There is also an attached one-car garage.

The home just came on the market in August of this year. It is located just 0.2 miles from the bay.
