Water Mill manse with bowling alley comes down $1.25M in asking price

You can see the ocean from the rooftop deck on clear days

In July of 2016, Curbed featured the home at 23 Luther Drive in Water Mill, which features a two-lane bowling alley, slot car track, home theater, wet bar, billiards, pool, and Har-Tru tennis court. At the time, the 10,000-square-foot home on two acres was asking $13.9 million.

In April of this year, the home got its first price cut, bringing it down to $12.75 million—and now, after a year on the market, it’s asking $11.5 million, which comes out to $1,150 per square foot. It’s currently the only home for sale on Luther Drive.

The property is not waterfront, but it is located south of the highway off of Flying Point Road. The 2,100-square-foot waterfront home at 608 Flying Point Road is asking $4,395,000, or $2,092 per square foot, while 593 Flying Point Road stands 3,200 square feet with an asking price of $5.5 million, or $1,718 per square foot.

Built in 2003, the home offers six bedrooms and nine and a half bathrooms in two stories. There is a curved staircase in the foyer, a ground-level guest suite, three-car garage, fireplace in the master suite, full gym with steam room and sauna, and rooftop deck.

According to the listing, one can see the Atlantic Ocean and Mecox Bay from the rooftop deck on clear days. Outside, there’s a covered porch and cabana.
