What $5M buys you in Montauk

All of them have water views

Welcome to Curbed Comparisons, a column that explores what one can buy or rent for a certain price in the Hamptons.

Today, we’re looking at what a $5 million budget will get you in Montauk. The best part? All of them have water views.


28 Wills Point Road

The largest house featured here stands 5,300 square feet on 1.3 acres of land that sit high on a hilltop, allowing for bay and Sound views. The shingle-style home was built in 2006 and features a cathedral great room, two-story stone fireplace, granite center island chef’s kitchen, wraparound deck, heated saltwater pool, finished lower level, outdoor shower, and a guest house.

The finished lower level is 1,200 square feet in size, with a bar, four ensuite guest bedrooms, and a screened porch.

In 2003, the property sold for $710,000. It went up for sale in 2014 for $6.5 million and has come down in price since. Currently, the home is asking $4,999,000.


167 Soundview Drive

Similar to the previous home, this home sits on an elevated hill and has water views. The home is 3,500 square feet on 1.45 acres of land, with four bedrooms and four and a half bathrooms. Interior features include a double bridal staircase, a three-story dumb-waiter, a ceramic-tiled fireplace, two master suites, and hardwood floors throughout.

Outside, there’s a heated pool, pergola-covered spa, guest cottage, and two and a half car garage.

In 2009, the home went on the market for $3.3 million and has been removed and relisted multiple times since. Most recently, it was listed for sale in February of 2017 for $4.5 million, got bumped in price to $5.5 million two months later, and then came down in price to $4,995,000 in May, where it currently sits.


42 Old West Lake Drive

The least expensive home that we’re featuring is also the smallest, asking $4.25 million and standing just 1,800 square feet on 1.3 acres of waterfront land. The four bedroom, four bathroom house has an open floor plan and gourmet kitchen. A balcony overlooks Old West Lake off the master bedroom.

The property also features a one-bedroom cottage with living area. The home last sold in 2005 for $2.3 million, and was listed in February for the current asking price.
