Built in 1988, the home at 3 Cove Hollow Farm Road in East Hampton just went on the market for $9.8 million with agents Frank Newbold and Marilyn Clark of Sotheby’s International Realty. The adjacent 3.2-acre vacant lot at the 7 Cove Hollow Farm Road address is also for sale, and can be sold together or separately. The two parcels together are going for $16.5 million.

The waterfront home is set on a 3.1-acre lot, with 4,750 square feet, four bedrooms, and five and a half bathrooms. Outside, there’s a waterside heated pool and pool house. The property has 300 feet of direct water frontage on Georgica Cove.

According to the listing, zoning on the property allows for a 9,100-square-foot structure, plus a finished lower level.

For the area, the price isn’t too surprising. The water view home at 11 Cove Hollow Farm Road is a 7,500-square-foot structure set on three acres, asking $14.95 million. Nearby at 106 Briar Patch Road, a waterfront Georgica Pond property with 1.9 acres and a 2,476-square-foot home is asking $12 million.

However, the home at the 11 Cove Hollow Farm Road address is in better condition, and the Briar Patch Road home is directly on Georgica Pond, rather than the off-set Georgica Cove.
