Not a bad deal

A bayfront Sag Harbor compound was on the market, featuring two beach cottages for sale at $1.25 million under listing agent Edward Haugevik of Brown Harris Stevens. Between the two cottages, there are five bedrooms, three bathrooms, and 1,744-square-feet.

The home sold in May of 2017 for $1.1 million.

The first cottage has three bedrooms, while the other cottage has two bedrooms, a wraparound deck, and direct water views from the living room. The cottage with water views seems to be more recently updated.

A breakfast nook in the water view cottage sits off the living room, near the door that leads out to the waterfront deck. Hardwood floors and white walls can be found throughout the space, as well as a stone fireplace.

For $1.25 million, two cottages—one with direct water views and both on a waterfront property—isn’t too bad a deal. The downside is that because it’s a bulkheaded bayfront, the new owner won’t be able to just walk right outside with a seamless transition to a sandy beach (well, rocks—it’s the bay) and water.

Another disadvantage is that the second cottage looks like it needs to be updated, so some money is going to be poured into that.

But seriously—two cottages and water views? That price isn’t too bad. What do you think: Is this a steal or what?
