Sag Harbor home with 12,500 square feet on over five acres asks $6.5M

Built in 2004, the home at 772 Middle Line Highway just went on the market for $6.5 million. The home was previously listed for sale back in 2012 for $10.5 million, but was removed after a year on the market without any price changes. In 2001, the property sold for $900,000.

The listing on the home claims the property is in Bridgehampton, but the location is debatable. It’s in the very northern part of Bridgehampton—further north than Scuttlehole Road, which is notoriously in the “sometimes Bridgehampton, sometimes Water Mill” territory, depending which end of the road you’re on.

Middle Line Highway cuts between Deerfield Road and Brick Kiln Road in Sag Harbor, but it’s also right underneath the Noyac Hills County Park. So, the location could be Bridgehampton, could be Sag Harbor, or could even be Noyac. Given its proximity to Brick Kiln Road, we’re going to argue for Sag Harbor.

The home itself is massive: it sits a whopping 12,500 square feet on over five acres of land with eight bedrooms and 12.5 bathrooms. That size home for $6.5 million anywhere in the Hamptons seems like a steal. Though, it’s important to note here that the location isn’t ideal—it’s north of the highway, a 10 minute drive from Haven’s Beach, and could be close to a 20 minute drive to the ocean.

The price, which comes out to $520 per square foot, isn’t too bad. Though most of the homes in the immediate proximity are less expensive, they’re also significantly smaller. For example, the home at 425 Brick Kiln Road is asking $4.25 million, but is less than 6,000 square feet.

More expensive homes in the area are also smaller. The home at 180 Middle Line Highway is asking close to the same price at $6.75 million, but has 8,200 square feet of living space.

The home has a double height foyer, great room, and eat-in kitchen. The master suite is on the second floor with a fireplace, sitting area, office, bathroom, two walk-in closets, and terrace.

The finished lower level includes a home theatre, gym, and two bedrooms with bathrooms. A two-bedroom apartment sits above the garage.

Outside, there are multiple terraces, a pond, stone patios, and a cabana with a fireplace.
