Normally, Curbed Comparisons takes a look at what a certain price will buy or rent you in the Hamptons. Today we’re taking a bit of a different route, and asking: What will a certain square footage cost?

Today’s parameters are 2,000-square-feet in Amagansett.


30 Private Road

Interestingly, our smallest house featured is also the most expensive. This Napeague Harbor home, built in 2016, sits just 1,847-square-feet on 0.58 acres and has an asking price of $5,995,000.

The one-bedroom, one-bathroom cottage features radiant brick floors imported from London, reclaimed oak flooring, an imported marble bath, and 150-feet of bay frontage. From the master shower, one can step out onto the second floor deck and see the Harbor.

The property was last sold in 2013 for $2.05 million.


130 Bluff Road

In 1,934-square-feet, this 1970 modern style home has five bedrooms and three bathrooms—two of which have been renovated—on one acre. This home was designed by the influential architect, Charles Gwathmey. It’s actually located right next to the Gwathmey family residence.

One will find ocean views from the roof top and decking, plus a pool, tennis court, mature landscaping, and close-by access to the ocean.

The asking price is $5 million.


59 Gilberts Path

This four-bedroom, three-and a-half bathroom home has ocean views, ocean access, and in case you haven’t gotten enough of the water, a beachside swimming pool. In 2,000-square-feet, there is an upstairs living room, hardwood floors, and a fireplace. There are two ocean front access points outside.

Built in 1971, this home went on the market in October of 2015 for $5,395,000. The current asking price is $4,495,000.


76 Wyandanch Lane

Finally, our largest house featured is also the least expensive. This five-bedroom, three-bath house has 2,100-square-feet of living space and an asking price of $2,575,000.

Built in 1960, this fully renovated home features an open floor plan, cathedral ceilings, oak floors, floor-to-ceiling windows, and bluestone patios. The master suite has a private balcony, skylight in the bathroom, separate shower, and dual vanity.
