Welcome to Curbed Comparisons, a column that explores what one can buy for a certain price in the Hamptons.

Today, we’re looking at what $1 million will buy you in Montauk.


41 Kirk Avenue

Though the outside on this 1,800-square-foot home doesn’t look like much as there doesn’t really seem to be a proper yard on the 0.25 acre property, the interior packs a lot into the small space.

There are four bedrooms, three-and-a-half bathrooms, a fireplace in the upstairs living room, and a wood-burning stove in the family room. Outside, the exterior has been recently painted, the deck has been recently updated, and there’s an outdoor shower.

The home comes with deeded beach access for the owner. Built in 1980, the home was sold in 2007 for $680,000. It was then listed for sale in 2012 for $699,000 and sold six months later. Most recently, it’s been listed for sale with Douglas Elliman. The current asking price is $999,000.


78 Benson Drive

This Montauk ranch was also built in 1980. Standing at 1,063-square-feet on a 0.17 acre lot, there are three bedrooms and a mere one-and-a-half bathrooms. Inside, there’s an open floor plan in the living and dining spaces, gas-burning fireplace, and wood flooring throughout.

Outside, there’s an outdoor shower and deck that looks out to a preserve. There isn’t a pool on the property—and probably not much room for it—but it’s located close to Montauk State Park, and it’s south of the highway. It’s about a 15 minute walk from the beach.


132 Adams Drive

Built in 1985, this is the most recently built home on our list, even if it’s not by much. The Hither Hills home stands 1,500-square-feet on 0.17 acres of land with four bedrooms and two bathrooms. Inside, there are cathedral ceilings in the living room, a fireplace, and wood flooring. Outside, there’s an outdoor shower and wraparound deck.

Beach rights are included with the property. Most recently, the home was sold in 1999 for $265,000 and was listed for sale in 2015 for $1.1 million. Since 2015, the home has seen some price cuts, bringing it down to the current asking price at $985,000.
