Overall, Hamptons real estate ranges greatly in price by square foot. When Curbed ranked Hamptons towns by affordability, it was found that the price of a Hamptons home is, on average, anywhere between $121 and $2,189 per square foot.

In particular, Southampton ranges between $460 and $1,426 per square foot.

A 675-square-foot waterfront cottage at 22 Millstone Lane in Southampton just went up for sale with a $1.1 million asking price—making the home $1,629 per square foot, exceeding the Southampton average.

Unfortunately, the property isn’t oceanfront. The home is north of the highway tucked away in the West Neck area just a little north of Tuckahoe, located on a creek that leads out to Bullhead Bay and Sebonac Creek.

Built in 1970, the home has one bedroom and one bathroom on a 0.34 acre lot.

The home was last sold in 1997 for $150,000 and was listed for rent in 2015 at $15,000 per month. About two weeks ago, the home went up for sale with listing agents Cee Scott Brown and Jack Pearson of Corcoran Group Real Estate.

If the new owner is looking to expand or build, an environmental expediter has already looked over the property and the analysis will be available.
