It’s often difficult to find homes on the East End that don’t go above and beyond—in a luxury market, an estate is expected to have all the bells and whistles.

While tiny homes aren’t the most popular out in the Hamptons, there are a few gems in the below-1,000-square-foot range that take a more minimalist approach.

A two-bedroom, one bath cottage near Havens Beach in Sag Harbor sits only 1,000-square-feet on a 0.14 acre lot. On the interior, hardwood floors and white walls can be found throughout the home.

The living room has cathedral ceilings and a fireplace, while a pair of French doors open to one of the bedrooms.

The washer is located in the kitchen (very European!), and the breakfast nook has lots of light coming in from windows on two walls.

There’s no pool, pool house, tennis court, spa, or anything like that on the outside—but there is an outdoor shower, and there’s a stone patio for extra dining or living space.

The listing even suggests a renovation if the space is too small.

The home went on the market in February for $895,000 but got a price cut earlier this month. The current asking price is $875,000.
