Water Mill home with pool and tennis asking $2.7M

Not a bad price for a recently renovated home

A home just went up for sale in Water Mill at 214 Little Noyac Path, asking $2,700,000.

In a luxury market, anything for this price point is worth taking a look at, especially when it already has both a pool and a tennis court on the property.

The home was built in 1990, sitting at 3,708-square-feet on a lot that’s just under three acres in size. So the home itself is a bit on the smaller side compared to many of the other homes that are on the market in the Hamptons, but it’s a decent lot size.

The five bedroom, four bathroom house was recently renovated. The master suite is located in a separate wing with a sitting area and fireplace, bathroom, two balconies, and direct access to a rooftop deck. The master suite sounds like it belongs in a home that’s worth way more than $2.7 million.

The price seems low at first for a Hamptons home that was recently renovated, but upon closer inspection the price point actually makes a lot of sense. The home is a bit small, sits north of the highway, and isn’t exactly walking distance to any body of water. A bike ride, though? Definitely.
