The home at 117 Pulaski Street in Southampton is up for sale, asking $1,695,000.

A home for sale in the village—especially one listed for under $2 million—is a rare find. The home on Pulaski Street, which is considered to be right in the village and is only a short distance from village shops, is an opportunity to own property in one of the most ideal Hamptons locations.

The home itself is small—it sits at only 1,288-square-feet on a lot that’s just under half an acre. And with only two bedrooms, and one-and-a-half bathrooms, the price seems steep. But the price here is all about the location.

“The current status of the home is to renovate or build new,” listing agent Shauncy Claud told Curbed. “I went to the building department in the village and they will allow a renovation, expansion, or a totally new house to be built with any size basement.”

The home is by no means in a condition that’s screaming to be redone. In fact, the house is in good condition. But the house is small, and village homes are typically summer houses. And the summer houses of the Hamptons are just getting bigger and bigger, often far exceeding the average 2,500-square-foot home size.

Of course, a prospective buyer could fall in love with the house (it’s adorable, after all), but if someone’s looking to buy in this location, they’re probably looking to go big or, well, go home.

The property seems like it could be snagged up purely for the location. Which would be a shame, because the house really does have a lot of charm. There’s even a vintage-looking stove heater in the living room.

The U-shaped kitchen is a good size with a lot of counter space, especially given the size that’s being worked with here. The living room also features wood flooring and white walls. Sliding doors in the dining room open out to a backyard deck. A pool in the backyard would make a good addition to the home as well.

The size of this home would lend well as a summer home for couples, retirees, or a single person who wants to escape to the East End for a while.
