The asking price has hardly dropped in over two years

The 7,000-square-foot, eight bedroom, six-and a-half bathroom estate at 217 Rose Hill Road in Water Mill was originally featured on Curbed Hamptons back in October 2014. The estate was asking $27.5 million at the time. It’s been over two years since then, and the price tag has hardly budged—it’s currently asking $25.5 million.

The home is priced appropriately for competitors in the area, but has been on the market for quite some time. The waterfront structure was built in the 1920s by architects Goodwillie and Moran, and has a tree-lined driveway, sun-room, floor-to-ceiling bay-facing windows and terrace, fireplace, heated gunite pool, staff wing, and three-car garage.
