Located at 6 West Pond Drive in Bridgehampton, a 17.8-acre horse farm known as Campbell Stables just listed for sale under Douglas Elliman Real Estate agent Tal Alexander for $40 million.
The sale includes a 1.44-acre residential lot with permits already set in place so the new owner can build. On that parcel, one can build an estate up to 10,000 square feet in size with a pool and tennis court. There’s also a 2.6-acre agricultural reserve lot.
On the 17-acre property, the private-use equestrian center has a 15,000-square-foot indoor ring, three outdoor rings, a grass ring, and an upstairs lounge that looks out to the indoor ring. There are also 14 paddocks, 27 stalls that stand 14-feet by 14-feet, two tack rooms, and bathing stations for the horses. For everyone else, there are offices and staff apartments.

Earlier this year, Campbell Stables sought retroactive approval on work done to the property without permission. They looked to amend a site plan that was approved in 2011, but some nearby owners—and Southampton Town—had issues with the potential expansions.
