A 540-square-foot Bridgehampton home seeks $395K

It’s likely that a second floor could be added

This 540-square-foot home that recently listed for sale in Bridgehampton under Douglas Elliman agent Priscilla Garston might just be one of the smallest homes available for sale on the East End. Located at 326 Bridgehampton-Sag Harbor Turnpike, the property is listed for $395,000.

On just 0.06 acres of land (which comes out to a little more than 2,600 square feet), the lot is also quite small, so there isn’t much space to expand outwards—but according to Douglas Elliman, it’s very likely that a second story will be allowed with a variance, after a review by Suffolk Environmental Consulting.

And while the lot is small, it doesn’t have to feel too cramped as it sits on a corner lot bordering designated conservation lands.

Built in 1977, the current structure has just one bedroom and one bathroom, a shingled exterior, and an awning over the front steps. Unfortunately, there are no photos available of the interior, but we’re thinking that after a second floor is added and the outside is spruced up a little bit, this tiny home could be great as a rental.

Sitting north of the highway, the property is down the road from the Children’s Museum of the East End and the South Fork Natural History Museum, and less than a mile from Bridgehampton’s business district.
