An East Hampton village cottage with 1,450 square feet lists for under $2M

While most homes in the Hamptons don’t qualify as “tiny,” in this market 1,450 square feet could be considered quite small. This East Hampton cottage—located at 35 Mcguirk Street in East Hampton village—just listed for $1,595,000 under Saunders Real Estate agents Elaine Stimmel and Diane Saatchi.

Built in 2002, there are two bedrooms, two full bathrooms, an open floor plan, fireplace, radiant heat flooring throughout, a sunroom, an ensuite guest bedroom on the first floor, and master bedroom on the second floor. Outside, there’s a private garden, outdoor shower, a legal cottage with a bathroom, and room for a pool or tennis court.

The home could use some updates here and there. In particular, we’re thinking the tile flooring in the living room—and perhaps even in the kitchen—could be swapped out for hardwood like the flooring found in the sunroom. In addition, the kitchen lacks a grounded center island, but that could always be installed.

Upstairs, the master bathroom is spacious, the windows throughout the home let a lot of light in, and the outdoor cottage is a great addition for storage or guests—though we’d love to see some photos of the interior.

Another problem the future owner might consider is that the lot is small with just 0.18 acres of land. So while there’s room for a pool or tennis, that addition would take up a significant amount of space in the backyard.

In July of 2016, the home was listed for a bit more, asking $1,695,000, but in June of this year, that listing was removed.
