Sag Harbor cottage from 1865 lists for $1.1M, ready for a renovation

We can’t wait to see what the new owner does with the space

An adorable cottage in Sag Harbor at 152 Jermain Avenue just listed under Corcoran Group Real Estate agent Joy Mega for $1.1 million, and we just can’t wait to see what the new owner will do with the space.

The home has just 1,393 square feet of living space, with three bedrooms and two bathrooms. While it was built in 1865—making it over 150 years old—it looks like it’s in decent shape, structurally speaking, although the home could benefit from some restorations to bring it up to date. Details from the original construction have been maintained, such as the original wide plank flooring and a wood-burning stove in the dining room.

While the space is small, the kitchen and dining space maximize the square footage with an open floor plan between them, providing more wiggle room. The caveat, however, is that it doesn’t look like there’s too much counter or storage space, and the tile floor is a bit outdated.

Upstairs, the master bedroom and bathroom have hardwood flooring. The downside is that we don’t see a shower. While there probably isn’t too much space to add a glass-enclosed shower box, the new owner might consider extending the plumbing upwards to create a shower without having to get rid of the clawfoot tub, and installing a curtain rod.

Additionally, it should be mentioned that the lot is tiny, with just 0.08 acres—so there wouldn’t be any room for a pool, or even much room to expand on the house itself. It also sits very close to the sidewalk, so a railing along the front porch might be a good addition to the exterior.

In 2001, the home was purchased for $399,000. It’s been available to rent in the past, and went up for sale briefly in July of 2016 for $1.15 million, but was removed shortly after going on the market.
