Montauk waterfront home on Culloden Point asks $3M

We love seeing a good waterfront home, and this Block Island Sound-front shingle style home at 32 Captain Kidds Path in Montauk looks like it’s priced right for the area. Listed under Saunders Real Estate agents Kevin McCarthy and Chris Coleman for $2,995,000, the home last sold in 2004 for $2 million and has been renovated since.

In 3,600 square feet of living space, there are four bedrooms, three full bathrooms, one half-bathroom, views over the Sound out to Connecticut, and glass doors and windows allowing for tons of natural light and water views. The first floor features an open floor plan, fireplace in the living space, a master suite, and granite countertops in the kitchen.

The second floor has a waterview balcony and the other three bedrooms, two of which are ensuite. Other features include a full basement, mahogany deck outside that would work well for entertaining, an outdoor shower, and of course, a private beach.

Nearby, the 2,700-square-foot waterfront home at 112 Soundview Drive also has four bedrooms and three bathrooms on 0.77 acres of land. That home was listed for sale back in 2014 for $2.95 million but has since come down and is currently asking $2,595,000. While the price is similar, the home has 900 less square feet, but is on a slightly larger lot.

At 192 Soundview Drive, a3,200-square-foot home came on the market for $6.2 million, but recently came down to $5.8 million. While that home is slightly smaller, it’s been recently renovated to contemporary standards and sits on a much larger 1.7 acres of land.

Considering these two homes close to 32 Captain Kidds Path, we’re going to say that it’s priced right, but we wouldn’t be surprised if we saw a small price cut in the future.
