We love the open floor plan

We always love a good tiny home at Curbed, but in the Hamptons there aren’t too many homes that opt for less square footage. This adorable East Hampton cottage with just 1,000 square feet, two bedrooms, and two bathrooms on a quarter-acre of land is just about as small as they’ll come in the Hamptons.

Located at 63 Three Mile Harbor Road—about a mile north of the village—this home looks like it’s been recently renovated. It was originally built in 1940, but there are fresh-looking hardwood floors, white walls, and an open floor plan between the living and dining spaces.

The kitchen could benefit from new countertops, but the layout perfectly optimizes the small amount of square footage that’s available. We also love the open shelving for storing dinnerware. Sliding glass doors off the dining space open out to the exterior, where there is room for a pool.

Admittedly, the bedrooms are tiny. They’re staged with what looks like maybe a full size bed, so a king might be a tight squeeze. One bathroom is on the lower level and the second bathroom is on the upper level where both bedrooms are located, so it doesn’t seem like there’s an ensuite master bedroom in the cottage.

The home last sold in 2012 for $389,000 and is currently represented by agent Romaine Gordon of Saunders Real Estate.
