Massive 23-acre East Hampton compound drops $4M from price, now asking $35M

The main house has a whopping 15 full bathrooms

Located in the Northwest Harbor section of East Hampton sits a massive 23-acre compound, for sale at $35 million at 172 Cedar Street. The property came on the market in March of this year, listed for $39 million. Earlier this week, the first price change dropped the listing by $4 million.

For Northwest Harbor, $35 million seems like a lot of money. But the future owner will get 11 parcels of land, nine of which have certificates of occupancy. Plus, the main estate—which stands 18,000 square feet on eight acres—is included, or can be purchased separately for $17.5 million.

The property last sold in 2009 for $12.5 million, and then came on the market in 2015 for $55 million. The listing was quickly removed, and returned to the market in 2016 for $39 million. Again, the property was taken off the market, and went back up for sale earlier this year for the same price before the most recent price cut.

It is being represented by Zachary and Cody Vichinsky of Bespoke Real Estate and Dana Trotter of Sotheby’s International Realty.

The main property features the 12-bedroom main house, a 6-bedroom guest house, two additional guest cottages, and a gate house. The equestrian estate also has horse stables, a barn, horse paddocks, and even riding fields.

Inside the main house, there are 12 bedrooms, 15 full bathrooms, one half-bathroom, high ceilings, Australian cypress hardwood floors, nine fireplaces, and French doors leading to the manicured grounds, gardens, and patios.

There’s also a double-height foyer, vaulted ceilings in the great room, country kitchen with white marble island and granite counters, and a full master wing—which includes the master bathroom with glass shower and marble soaking tub, as well as two guest suites that have private terraces.

An additional 3,500 square feet of space can be found on the finished lower level, which has a gym, sauna, spa, steam room, massage room, movie theatre, and three bedrooms.

Outside, one will find a hard tennis court, saltwater gunite pool, spa, terraces, and a pool house with a guest suite and full kitchen.
