Located at 7 Sandra Road in the Springs neighborhood of East Hampton, this 1,200-square-foot cottage just listed under Sotheby’s International Realty agent Tina Plesset for $645,000.

Inside, there are three bedrooms and two full bathrooms—the master suite which is located in a private area of the home, but could also operate as a guest suite or artist’s studio, according to the listing. That bedroom has a separate entrance.

Built in 1962, the home looks to have been recently updated. There are hardwood floors throughout, while walls, and a white brick fireplace in the living room. While the space could benefit from some updates (we’re thinking that the kitchen could use a remodel with some stainless steel appliances and new countertops), the home looks to be in good condition, which is a good starting point.

The exterior in particular could be cleaned up a bit, just to give it some curb appeal. Standing on 0.41 acres of land, there’s a decent sized backyard and room for outdoor entertaining.

Nearby, a renovated 1,500-square-foot cottage with four bedrooms and two bathrooms on 0.46 acres at 31 Sandra Road is asking $880,000.

But earlier this year, the 1,500-square-foot cottage with four bedrooms and two bathrooms on 0.54 acres of land at 19 Sandra Road sold for $630,000. And that home looks to have gotten some recent updates. So we’re thinking that this home will need to come down just a bit in price since it’s slightly larger and more recently updated neighbor sold for less.

All in all, this looks like a good updating opportunity for those looking to take on a project. It last sold in 2015 for $590,000. Before that, it was available to rent at $35,000 per month. Given the increase in price, we’re guessing that some of the updates in the home are from the last two years. However, there’s still some work to be done—mostly in that kitchen.
